The Core Apartments is located at 3990 Washington Ave, Houston, TX 77007, near Memorial Drive and I-45.

Leasing Process

Community management provides an update within one day of submission.
A U.S. government-issued photo ID, electronic income verification, and ID verification are required.

Escorted tours are available by appointment. Prospective residents can also sign up for self-guided tours. Virtual tours are also offered.

Units can be held for two weeks from the available date.
Lease terms between 1 and 15 months are accepted. Lease terms are subject to change without notice.

Apply as soon as possible to secure your preferred apartment floor plan.

Guarantors may be considered for applicants not meeting income requirements; they must have gross monthly income at least 4x base rent.

Amenities

Amenities include on-site pet park, outdoor lounge, coffee bar WiFi lounge, 24-hour fitness center, skybridge, package lockers.

Yes, The Core provides on-site maintenance and urgent maintenance support.
All apartments come with washer/dryer units.
Lobby and upstairs office areas have Wi-Fi for residents; connect to "Berkshire residents" network.

Pet Policy

Dogs and cats are allowed, up to 2 per household, though some breeds are restricted. Service animals are exempt.

Certain dog breeds are restricted at this community. The following breeds are generally prohibited per our pet policy:

  • Akita
  • American Staffordshire
  • Terrier/Bull Terrier (aka Pit Bull)
  • Presa Canario
  • Chow Chow
  • Doberman Pinscher
  • German Shepherd
  • Great Dane
  • All Husky & Malamute breeds
  • Rottweiler
  • Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.

Yes, all pet-owning residents must complete a PetScreening profile.

Yes, emotional support animals must be added to the PetScreening profile to be included in the lease.

Resident Services

All payments can be made through the resident portal via BILT, earning rewards points for travel or rent credit.

Log in to the resident portal, click the person icon, select “Edit Profile,” and add vehicle information.
USPS mailboxes are in the garage area of the community.
Submit requests via phone, email, in person, or through the resident portal. Emergency issues are handled 24/7.
Packages can be held at the office or retrieved from Parcel Pending lockers using a unique access code.

Parking

Residents may park 2 vehicles; additional parking stickers can be obtained at the office.
Guests may park on the first level before garage gates or on the top level of the garage.
Yes, a sky bridge connects residential levels with the parking area.

Policies

Renewal offers are emailed 75 days before lease end. Residents can select terms via portal or call the office.

Residents may display standard patio furniture and plants; items like mops, storage shelves, or couches are not allowed.
Residents are responsible for resolving lockouts; maintenance does not respond.
Trash bins must not be left outside of collection hours; chutes are available in building 1.
